So, what's included in the management fee that I offer?
My resident screening and tenant placement service includes, but not limited to:
- Initial on-site property evaluation and review of the property condition to ensure it meets "Rent Ready" requirements.
- Pre-leasing/marketing consultation where I provide a market analysis to determine the best price for your unit.
- Resident property inquiry calls and follow-up.
- In-person showing appointments where I meet with prospective renters.
- Resident application processing and screening, including criminal background (if allowable under local laws/ordinances)/civil court record background, nationwide sex offender check, employment stability/income verification, credit/consumer debt load check, residency history verification, and current/prior landlord recommendation.
- Online resident lease review and digital signing.
- In-person resident move-in orientation with an explanation of property system upkeep and maintenance instructions.
- Move-in property condition report, including photos (general and issue-specific).
My ongoing full-service management service include, but not limited to:
- Monthly rent collection and accounting.
- Payment of property expenses (repairs, maintenance, utilities, etc.). You will continue to be responsible for mortgage, HOA dues, taxes, and property insurance.
- Owner net rent disbursement via direct deposit initiated by the 10th of each month (if rent is not late).
- Trust accounting of resident security deposits.
- Ongoing handling of resident communication and correspondence.
- Delinquent (late) tenant handling, including posting notices.
- Handling of resident complaints and dispute resolution.
- Maintaining compliance with local municipality rental inspection (City & County of Denver requires all owners of rental units to conduct Rental Inspection with licensed professional and register the unit with the city to obtain a Rental Registration #).
- Detailed move-out property condition report w/ overall general condition and photos of specific issues.
- Resident security deposit refund processing with a detailed explanation and cost breakdown (if any money being withheld) in compliance with state & local municipality mandated timeline documentation requirements.
- Handling of resident service requests and assigning to the best-fit vendor.
