What you get:

• Cancel anytime

• Leasing Fee $450

• 10% PM Fee - collected from monthly rent, if we don’t collect you don’t pay

PROPERTY MANAGEMENT SERVICES INCLUDE:

• Finding High Quality Tenants quickly (we set minimum requirements with your input, treat as a job interview)

• Anonymity for You when Leasing Your property

• On-call Emergency assistance for your tenants

• Rent collection each month, Automated deposits to your account

• Electronic Contracting (if you are out of State, no problem)

• Renters Insurance required for our Tenants

• Full accounting each month

• Yearly accounting with 1099-MISC delivered by Jan 31st

• Eviction processing (if need be)

• Property inspections (Bi-Annually)

• Maintenance Support

• Coordinate with handyman & contractors and negotiate best rates possible

• Anything above $150 we will contact you for review and approval

• Move-In and Move-Out tenant arrangements

• Pet Fees are typically $300 per Pet, Non-Refundable, you specify what Pets are allowed

• Emotional Support Animal (ESA) or Service Animals are subject to non-discrimination laws

• Security Deposit from Tenant held in our Trust account equal to One Month’s Rent

• $350 Maintenance Reserve required from Landlord held in our Trust account

• This can be taken out of the first month’s rent distribution if you like
