  • Showings always occur with a property manager on site.
  • Screening applications includes Credit Check, National Background Check, Residential History Verification, and Income Verification. 

• Tenant Move-in
  • Lease execution, including custom addenda as needed.
  • Full Photo Documentation of entire home included in mvoe-in report.

• Owner Reporting
  
  • Monthly deposit of rent received.
  • Monthly Income & Balance Statements.
  • End of year 1099 statement.
  • Customized reporting as needed.
  • 24/7 access to online documentation and property status.

• Ongoing Tenant Support
  
  • Online rent collection, as well as 24/7 maintenance requests.
  • On call for maintenance emergencies.

• Annual Inspections
  • Timed 90-60 days prior to lease end to give an accurate picture of the property before offering a renewal.

• Lease Renewals
  • New Market Analysis completed to determine accurate rent valuation.
  • Negotiate renewal terms.

• Tenant Move-out
  • Photo Documentation of move-out condition.
  • Coordinate any needed maintenance.
  • Facilitate Security Deposit disbursement in accordance with Indiana State Law.
