Our management and fees are simple to understand, clearly posted, and fairly priced, with no extra add-ons! We also don’t deceptively charge your tenants for every service we provide to you, such as: writing leases, maintenance markups, or anything else that other management firms may add, which end up encouraging high turnover, and dissatisfied tenants.

 

Our Fees:

  • 60% of one month’s rent only for leasing your property (includes marketing, vetting tenants, writing contracts, showing your unit, and every other part of what’s required to bring you willing, qualified, paying tenants).
  • 8% of one month’s rent every month for managing your property.
  • $500 flat only for renewing your lease every year (which includes a free inspection of your property, with photos if permitted, new contracts, all the proper postings, and a rental evaluation).

 

And for our fees, our services include:

  • Rental evaluations, marketing online, tenant vetting, and contract writing.
  • Easy and accessible payment options for any way you or a tenant wants to pay, such as EFT, credit, debit, ACH, cash, and check!
  • A resident and owner maintenance portal with 24/7 maintenance requesting.
  • 9-5 access to us for you and tenants, and after-hours emergency availability.
  • Proactive, informed, and nuanced property management, only available through us.
  • Access to our approved list of licensed vendors, as well as processing their work and payments through us at no cost or mark-up!
  • Move-out processing, contract modifications, and custom addendums.
  • Anything else required from move-in to move-out, and everything in between!
