1st Rate Rentals is a full-service property management company. We handle residential rental properties from marketing to move-out and everything in between. We've been in business since 1995. Our goal is to offer an affordable, all-inclusive, property management service that offers transparency and does not nickel and dime its clients.

Marketing and Tenant Screening
  • 3D VR TOUR
  • Online marketing on major sites like Zillow, Trulia, Hotpads, and More.
  • Agent showings! We never hand out keys or allow self-showing. 
  • Complete tenant screening including credit, eviction, foreclosure, bankruptcy, and criminal record search.
  • Tenant income verification to ensure applicants have a consistent income that meets or exceeds three (3) times the gross rental rate.
  • Rental history verification.
Contracts
  • Professionally prepared contracts, addenda, and notices
    • Leases
    • Lease renewals and month-to-month tenancy
    • 3-day notices
    • 30- and 60-day notices
Property Inspections
  • Complete move-in and move-out inspection reports with photos. Copies are always provided to our landlords for their records. 
  • Annual interior inspections completed prior to lease renewal are shared with our landlords to determine if tenants are upkeeping the property and if renewal is wise. 
  • Periodic, unscheduled drive-by inspections to check up on the property during the tenancy.
Maintenance
  • 24/7 maintenance line available to all tenants at the landlord's request.
  • Handle all repairs with landlord notification and approval using verified licensed and insured handymen, contractors, plumbers, roofers, and more. 
  • No requirement to use 1st Rate Rentals contractors! Use your own, use a home warranty, and complete the work yourself if you would like. We have no contractor requirement. 
  • We do not get, and will never get, kickbacks or make money from repairs on your home.
Convenience
  • Monthly rent collection and reporting including monthly statements and cash-flow reporting.
  • Landlord portal for accessing reports, statements, and more. 
  • No cost ACH, direct deposit.
  • Yearly 1099 and 12-month cash flow reporting.
