As a fifth-generation property manager, I have deep roots in the Hunterdon County community and a long-standing commitment to excellence in real estate. Currently, I manage 78 residential and commercial units throughout the county, ensuring high tenant satisfaction through personalized service and attention to detail.

Services Offered to Property Owners:

  1. Tenant Placement:
    • Market the property with new and innovative techniques.
    • Screen prospective tenants. This includes obtaining a credit score, criminal check, and eviction record.
    • Execute leases on behalf of the owner.
    • Schedule showings to accompany owner on.
  2. Rent Collection:
    • Collect rent payments from tenants.
    • Disburse collected rent to the owner after monthly bills are paid.
    • One monthly bank deposit, with additional deposits available for a fee.
  3. Maintenance and Repairs:
    • Coordinate and oversee maintenance and repairs, including emergency requests with prior owner approval.
    • Use either the owner's vendors or CSPPM's contacts.
  4. Bills and Work Orders:
    • Enter all bills into the accounting software for the owner’s approval.
    • Ensure bills are paid after approval, typically around the 10th of each month.
  5. Financial Reporting:
    • Provide monthly financial statements detailing income and expenses related to the property.
  6. Bank Reconciliation:
    • Handle bank reconciliation for one account, with additional accounts charged a monthly fee.
  7. Legal Assistance & Evictions:
    • Attend eviction proceedings and liaise with the owner’s lawyer for an hourly fee.
    • Prepare legal documentation for evictions for a flat fee.
    • Well versed in landlord tenant laws and will maintain compliance and proper documentation if an eviction is pursued.
  8. Software Management:
    • Manage the property using cloud-based property management software.
