    1. Marketing

      During the leasing process our team will work with you by marketing your property and getting it occupied as quickly as possible. This includes listing your property on various websites, social medias, and typical ILS. Our knowledge of the current market allows us the make educated decisions on how to best market and price your property accurately for the greatest return. We also use a professional real estate software used to take professional photos and 3D virtual tours of your property. This enables us to stand out in a competitive market. 

    2. Tenant Screening

      Tenant selection is a very important part in your investment process. We use a detail tenant screening process to find qualified candidates. We run background checks on credit, criminal, and eviction histories. This can include looking for things like liens, judgments, and collections. In our experience our thorough background checks have been proven to eliminate most problem tenants before they even have a chance to rent. We abide by all Fair Housing Laws.

    3. Maintenance

      Our maintenance services include electrical, plumbing, roofing, repairs, unit turnover, inspections and service calls. Owners will be able to see any maintenance problem through a work order, which has detailed notes about the issue and any charges associated. We also offer an additional service we call preventative maintenance, which includes inspections to change things like the HVAC filter and batteries in the smoke detector. If on our inspection we see any problems we either give a quote for repairs or issue a violation as needed.

    4. Leasing

      After we accept an application for your tenant we send them a link to access our renter portal. From there we will have them sign our lease and pay any deposits and move in fees. After this we verify the transfer of utilities happened. In single family homes the tenant is in charge of paying all utilities, but in multifamily homes the investor may be in charge of paying water and sewer. We require all tenants to have renters insurance. After we verify that everything's been signed, paid, transferred and verified we will meet the tenant on site to hand over keys.

    5. Rent Collection

      Rent collection can be a headache but with RentFAM it's not. With the use of our online tenant portal it has never been easier for renters to pay. With the convivence of being able to pay online we have noticed that there are less instances of late payments and other disasters like a lost check. In the off chance that a tenant has not paid beyond the grace period decided in the lease, we will collect the late fees and normal rent amount.

    6. Financial Reporting

      Our owner portal provides monthly owner statements that contains details of the simple cash flow of your property. Here you will find things like copies of any bill or invoices that were necessary. Additionally to this you will see your tenants rent collection and processing, as well as the rent payment history on your property. For investors that are looking an even more passive investment, we offer utility management for an additional fee where we process the utilities for you.
