How to start? There is No Set Up Fee or cost to get started.

For Owners, here is a little about us:

• We offer you a no obligation consultation - free of charge, to explain how we work and allow you to feel comfortable with our company.
• We create leases for prospective tenants
• We comply with all legal requirements for renting property in Montgomery, Frederick and Carroll County!
• We collect all monthly rents electronically and send money to you the same day it is credited into our account. We also provide an email confirmation that deposits have been made into your account. There is no more waiting around and wondering when your payment is coming.
• We establish an escrow account for security deposits for the tenant.
• We conduct property inspections pre, during, and post tenant occupancy
• We provide you a detailed report each month listing: key dates, history notes from the tenants and owner statements - plus so much more.
• We also provide a customized year-end report and a 1099 form for your tax filing.

The Tenant Placement Fee is 1st Month's Rent

(There is no payment needed from you. This is paid directly by the new tenant)

For Your New Tenant, we provide the following:

• We provide a 24-hour online emergency service.
• We collect all required certificates of insurance from vendors for any repairs.
• We will supervise all needed repairs to the property.
• We handle all payments to vendors. We will notify you of any issue and solve it on your behalf quickly.
• If a tenant moves out before lease term we will find a replacement tenant for that term at no additional cost to you.

Property Management Fee: 8% month fee.

(We only get paid if the rent is collected. We do not get paid unless rent is paid to you)
