Marketing and tenant selection
Rent collection
Zelle for immediate rent disbursements (minus management fees and expenses)
For maintenance issues under $1000, I will typically send a handyman to knock out the job, then seek reimbursement via rent collection, or directly from owners via Zelle.
For larger issues involving other companies, I will compile bids/estimates, and you would sign contracts and pay those companies directly.
I use the St. Louis Association of Realtor's lease, and the Missouri Realtor's property management agreement.
My eviction lawyer charges about $450. I will show up in court on your behalf.
Services do not include:
Portals
Escrow accounts
Bookkeeping
Handling of utilities for 1-4 units
Fees:
Start-up fee: $500 (waived with no ongoing management)
Leasing fee / tenant placement - 1st month's rent or 8% of lease term (whichever is higher)
Management fee: $85/month or 8% per door for multi-family, $100/mo or 8% for single family (whichever is higher)
Section 8 fee: $500 (one-time fee per tenant)
Renewal fee: $250
