OVERVIEW OF OUR SERVICES

Fee Structure: 8% per month (capped at $120/mo.) and 35% of first months rent for all-inclusive services (includes listing, showing and finding a qualified tenant). No fee for lease renewals.

Owner Payments: Rents are collected and immediately paid out to owners by the 15th of the same month.

Evictions: We handle the entire process. Across 500 properties under management, we average a 1% eviction rate annually thanks to a thorough prequalification process. Average cost is $365.

Lease Terms: 12-month minimum unless specified by the owner. Our average tenant stays 4.5 years!

Tenant Prequalification: Includes credit checks, rental history, employment verification, verified income of at least 2.5 times the rent and a 600 credit score. Owner has final approval on all tenants.

HOA Management: We handle HOAs in-house, including monthly dues and violations. Violations are billed to the tenant as applicable.

Inspections: We perform two mandatory inspections per year with interior and exterior photos sent to the owners. Additional inspections requested by owner are free of charge.

Owner Online Portal: Easy 24/7 access to all monthly and yearly owner statements, as well as property inspection photos.

Maintenance: In-house general contractor (fully licensed & bonded) and maintenance crew provides cost-effective services saving our owners up to 40% off retail pricing on repairs and remodels.

Rental Tax: We collect city rental taxes from the tenants and send them to the Department of Revenue on behalf of our owners.

Additional Services: We offer in-house exterior painting, carpet, flooring, remodeling and HVAC tune-ups at below-market rates.
