At Aspyr Property Management, we are real estate investors and property managers ourselves. We started Aspyr since previous experiences with property managers, in our opinion, left gaps and areas that could be improved. We aspire to be better, both to increase the profitability of our investments and provide a better tenant experience. This is what we aim to do for you. Through leveraging new technology and platforms we shorten the time a property is vacant, and provide a more seamless experience for our tenants. All while aspiring to do it at a lower cost than other management companies.

We are a newer company, but are acutely aware of the pain points with traditional property management companies. Our goal is to enable you to increase your returns and grow your portfolio, and hopefully you’ll allow us to grow with you.

Our Property Management Services

  • Marketing - Pricing the home correctly is one of the most important factors in getting it rented quickly. Overpricing the property will cause the property to rent less quickly, costing you time and money.

    We start with a competitive rental price analysis which combines market data with our professional knowledge of current market conditions to give you the most accurate rental price possible. This will get the property rented fast and for the most that the market will bear.

    If your property doesn’t look good online then prospective tenants will not want to come view it in person. Unlike most other property managers, we take professional photos and video tours of our properties - In our experience properties that have professional photos get rented much faster.
  • Tenant Screening - We strive to get your investment rented quickly, but feel it is important to get the RIGHT tenant versus the FAST tenant! Spending time up front and finding the BEST tenant for your rental creates a good experience all around, versus one that is stressful and frustrating. Our screening process is not just based on a credit score only - we take a comprehensive look at the overall applicant. This process has proven to be extremely successful.
  • Rent Collection - We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster. Tenants also have the ability to pay in cash through an online partner, Chime, so that owner distributions are not delayed and all funds are accounted for.
  • Maintenance - We know that a well-maintained home results in quicker rentals, lower turnover, and in general, happier tenants! We offer our residents a secure portal to submit all maintenance issues, which can be accessed online with a simple click. Our Vendors are trustworthy and very quick to respond. We coordinate and communicate with the tenants, with you, and vendors for our maintenance scenarios. Protecting and maintaining your home and your investment is a top priority for us.
  • Accounting - We track your financials and provide reports to you monthly through our secure, advanced and fully automated web-based accounting system. With our detailed financial reporting tools, it's never been easier to keep tabs on your investment. On an annual basis we will also provide 1099 forms to easy your tax process.
  • Renovations and Rehabs - Whether this is your first time upgrading a property, or simply want someone to handle getting quotes and managing the project Aspyr Property Management can help. We conduct a full inspection of the home and then submit that to our partners in order to get quotes, and potentially renderings, of your renovation or refreshes.
