At Romano Property Management we focus on PROTECTING YOUR investment WITH right property and managing it efficiently. Our team of property management experts, we serve as a one-stop shop for all your property management needs and protecting your investment
Core Services:
- Full service CNY Property Management and Real Estate Brokerage: We do all it takes to ensure your property performs well and produces maximum cashflow
- Full screening of potential tenants: We require a rental application plus a credit/criminal background check from all rental applicants. We also verify income and employment and secure employment and landlord references. We require all approved tenants to pay the first month's rent, security deposit and non-refundable pet deposit (if applicable) in full before occupancy is permitted.
- Financial Analysis and Reporting: We focus on return on investment and distribute monthly financial reports that show revenue, expenses and cashflow for each property. We analyze each property's performance and make recommendations to maximize returns.
- Expense management: As necessary
- Tenant Rent Statement: We provide tenants with a monthly statement that includes rent due and payment history.
- Our Fees: Our ongoing property management fee start at 12% (percentages are based on number of units in portfolios, the more units less percentage) of gross collected rent. Our leasing fee is 100% of one month's rent. Services such as repairs, rehabs, rent demand, lawn mowing, eviction, are charged on a case-by-case basis because the need of each property is different. We are not taking on less than 10 units
Miscellaneous Services: Additional Fees
BROKER FEES AND COSULTATIONS FOR REAL ESTATE PROFESSIONAL SERVICES START AT $125 HOUR
- Coordination of inspections such as insurance, appraisals, code enforcement etc.
- Scheduling of activities such as pest control, carpet cleaning, cosmetic improvements, painting etc.
- Mediation of tenant problems, legal and eviction procedures.
Other Maintenance Services: Additional Fees
- Lawn Mowing -$50 starting
- Snow Plowing -$50 starting
- Landscaping – depends on job
- Cleaning- - generally $45 hr per person
- Painting – generally $75 hr depends on job (Specialty)
- General Repairs- approx. $55 hr and up for specialty services
- Complete Rehab and Restoration- Depends on job- approx. Schedule estimates
- DECK BUILDERS- Schedule estimates (Fully Insured)
