Marketing and Leasing Property: Your property will be marketed in the most visible way possible including MLS and major portal sites like, Zillow, Trulia, Realtor.com, Hotpads, etc. Your property will also be marketed through our proprietary systems as well. This combined effort allows us to cooperate with other agents and actively show your property several times to lease your property as quickly as possible.
After receiving applications we screen tenants for income, credit, criminal history and rental history. Tenant leases obligate tenants to maintain a/c filters, pest control, landscaping (in single family homes and duplexes) as well as watering foundation and maintaining renters insurance. Our leases are also designed to set renewals at peak season to insure low vacancy and lease times.
Repairs and Maintenance: We have a network of repair and maintenance professional that can handle any repair issues you may encounter. If you happen to have home warranties on properties we can also coordinate with those companies to make sure repairs are completed according to the terms of your warranty.
Evictions: In the event the tenant is in violation of the lease or is not paying rent we will handle the entire eviction process. Any tenants that are evicted with a balance due will be sent to collections for the balance owed
Direct Deposit Funds: After we receive payment from tenants and the payments clear we ACH payments direct to owners at the beginning of each month.
