We are Fort Bragg Relocation Realty, a Real Estate and Property Management Company dedicated to providing landlords peace of mind by caring for their property like ours. We screen our tenants by making appointments to view your property and run credit and background checks. We do NOT handle keys to prospective tenants and take every appointment seriously. Our only fee is 10% of the rent proceeds, and we do not charge anything extra for our service. All rent proceeds are electronically transferred by the 10th day of the month. We show your property even on weekends because we are dedicated to fulfilling our commitment. Tenants and Landlords have direct access to my cell number 24 hours a day, 7 days a week. Our property management services include:

  • Perform a pre-inspection of the property.
  • Take pictures of any discrepancies in the property and keep them on file.
  • Re-key locks after the last tenant.
  • Perform a background check and credit check on applicants.
  • Deposit or transfer rent proceeds no later than the 10th of the month.
  • If circumstances occur and an eviction is necessary, we will file all the paperwork and attend court on behalf of the landlord.
  • Any emergency repairs (HVAC, water leaks, water heaters, broken windows) that will prevent the tenant from peacefully enjoying the premises will be repaired and paid for by the company on behalf of the landlord and reimbursed by deduction of the rent proceeds.
  • If it is not an emergency repair, we will notify the landlord to authorize and coordinate the repair or tenant inquiry.
  • Prepare a final report and issue a full or partial security deposit, depending on the moving-out report.
  • Prepare and send tax forms with a detailed report of annual expenses.
  • Perform quarterly inspections of the property.

We strive to treat the landlord's property as ours; however, a happy tenant is a happy landlord.
