- Conduct showings by appointment only, with prequalified prospective applicants
- Onboard applicable maintenance contractors (e.g., gardener, pool person)

- Transunion credit and background checks on successful applicants
- Applicant verification (e.g. employer confirmation, previous landlords’ reference-if applicable, paystubs, bank statements)
- Owner online portal set-up (for monitoring management 24/7)
- Resident online portal setup (for automatic rent payments and security deposits, making maintenance requests)
- FDIC insured account set-up at Wells Fargo Bank (where all funds are deposited and disbursed from)
- Negotiation, preparation, and execution of online lease
- Cleaning of property prior move-in
- Collection and filing of resident lease required insurance documents (ensure required liability coverage)
- Detailed move-in inspection with photo’s
- Follow-up with tenants 2 days and 7 days after move-in (see if any issues/problems)

Ongoing management services
- Monthly rent collection via direct deposit
- Monthly payments/disbursements of funds to applicable parties (e.g., gardener, owner etc.)
- Development and distribution of detailed monthly financial statements (income and expenses)
- Yearend detailed tax statement and 1099
- Proactive routine property inspections with photos
- Scheduling, coordinating the completion of necessary maintenance and repairs

- Communications with residents and owners on status of repairs/maintenance
