Unit Prep/Market Rent Analysis/Advertising
This is where we can help get the home or apartment ready, get some excellent photos, and advertise to qualified candidates. We want to offer the unit for the highest rent possible while establishing a price point that drives strong demand.
Screening/Placement/Leasing
We only show properties to candidates that we pre-qualify. Candidates can always fill out an application for free. And if they want to move forward, we run the application for credit and do a thorough background screening. We use an iron-clad lease approved by the Allen County Bar Association and the local Realtor Association. Antrim Group is always compliant with Fair Housing law.
Our Tenant Placement Fee is $300. Compare that to what other companies charge.
Property Maintenance
Antrim Group has in-house maintenance to respond to most calls, and we have relationships with vendors for specialty repairs... like HVAC, plumber, electrician services. Service calls are billed with transparency - we do not add a % on top of service calls to our vendors. You only pay the actual cost of the vendor invoice. (many management companies add a percentage on top of a vendor bill)
Collections/Reporting/ Owner Distributions
Management fees typically range from 8% of gross rents for higher-end single-family homes to 10% for small (1-4) multi-fam properties. Rents are mostly collected online, which has on-time payments above 95%. Reports are provided to owners around the 15th of the month, along with electronic funds distributions.
