Our goal at Celtic Property Management is to provide the highest level of service to meet each individual Condominium/HOA Association's needs. We strive to create a partnership with our clients by listening and responding to your suggestions and comments and we will work to ensure a mutually beneficial relationship.
Celtic Property Management is a family locally owned company and fully committed to our local clients. In addition to providing the services you may already have in mind, with our knowledge and experience we may be able to offer helpful suggestions to increase the benefit of those services or we may be able to recommend new services that will be of value to both the Condominium Association and the Unit Owners.
We strongly believe that with integrity and response-oriented service, so we can provide our clients with a property management system that will meet all their needs.
Inspections and Rule Enforcement:
We will assist your association in monthly inspections and rule enforcement with our two full-time property inspectors. They will be in a position to provide warnings, fines, and postings to unit owners who are not conforming to the Rules and Regulations of the Association. In addition, our property inspectors will provide maintenance updates and meeting with vendors. This service is included in our monthly rate with no extra charges.
Operating Analysis and Management:
Celtic Property Management can provide you with financial planning and analysis. Projections of cash flow expenditures are done to optimize the condition of your property throughout its maintenance cycle. Clients can benefit from thorough analysis of the marketing, operating, financing and life cycle re-capitalization needs of a property.
Financial:
We will assist you in managing the financial affairs of your property by handling all accounts payable for the Association and will prepare accurate quarterly financial statements. These statements will show how your quarterly income and expense compare to your annual budget. This information will allow you to monitor expenditures to ensure that your budget plan is followed. It will also provide you with warning signals if certain expenses are being incurred faster than anticipated and have a potential of exceeding what was budgeted. The financial statements will be completed within fifteen (15) days of the end of each quarter and distributed to the Association along with the Property Manager's quarterly overview.
Budgets:
Celtic Property Management will work with you to develop annual budgets that will enable you to meet your annual operating and capital needs. This means that you, as an Association, will not be faced with unnecessary surprises throughout the year. We involve you in the budgeting process and have developed a simple process to develop your financial plan.
Collection of Arrearages:
We will contact Owners who are in arrears, personally, by phone, and/or letter. Our collection system will monitor assessment accounts for delinquency and automatically assess late charges on all overdue accounts. We will initiate collection proceedings and cooperate with legal counsel when necessary. Owners who leave without paying their assessments will be registered with the Credit Bureau and appropriate collection action and/or legal proceedings will be pursued on the direction of the Association.
Meaningful Financial Reports 24/7:
Your reports will include actual and budget variance analysis and explanations. The reports will also address any areas of concern. Reports are available online for access at anytime.
