ADVERTISING / MARKETING
We handle the placement of all advertising -- signs, newspaper ads (if requested), website advertising, rental lists, and referrals. We receive and process all calls from the advertising.
TENANT APPLICATIONS & SHOWINGWe require a detailed rental application to be completed by prospective tenants. Each application is thoroughly evaluated and screened before approval. This includes both a background and credit check.
TENANT MOVE IN / OUTWe draw up lease agreements and ensure they are properly executed. We perform move in inspections and collect the first month’s rent and security deposit. Upon the completion of the lease, we inspect the property and return the balance of the security deposit (minus cost for repairs). We then clean the property, make necessary repairs and rekey the locks.
RENTS & DEPOSITSWe require security deposits to secure the tenant's pledge of full compliance with the terms of the lease. Security deposits are held in a trust account according to SC Statutes. We collect the rents and provide monthly statements. We also review the rents at the end of each lease period to assure that your property is receiving its best income potential according to the existing market conditions. We also send out pay notices and enforce late fees.
TENANT RELATIONSWe maintain a courteous and professional relationship with each tenant. Our goal is satisfied long-term tenants who pay the rent on time and take care of the property.
MAINTENANCEWe contract only the most experienced maintenance and repair professionals available to handle maintenance needs as they arise.
STATEMENTS & ACCOUNTINGWe send you an itemized statement each month. Your net check will be included with each statement. We also provide receipts and detailed invoices reflecting any expenses. We also provide annual reporting for easier tax preparation, along with a 1099-Misc.

MANAGEMENT FEESOur management fee is a small percentage of the gross monthly rent collected, and our leasing fees are reasonable and competitive.
